Straight answers
Does Ben Lovro buy houses in Lancaster SC?
Yes. Lancaster is one of my secondary markets, and I completed a renovation in Lancaster County that I hold as a rental. I buy as a principal and close through a South Carolina attorney. Send a property at benlovro.com/submit-deal.
Is Indian Land the same market as the city of Lancaster?
No. The northern end of Lancaster County, around Indian Land, feels Charlotte metro growth pressure. The city of Lancaster, the county seat to the south, has older housing and a steadier pace. Pull comps from the area you’re actually buying in.
Should I buy in Lancaster County because of Charlotte growth?
Growth is worth watching, but don’t pay for it in advance. Underwrite on today’s comps and rents. If the deal only works when future growth arrives on schedule, pass.
What strategy fits the city of Lancaster?
Long-term rentals and carefully scoped value-add flips on older houses. Rehab properly once, line up local trades before closing and inspect on a schedule. See rentals.benlovro.com.
What should I check before buying land in Lancaster County?
Legal access, a current survey, septic suitability or sewer availability, flood exposure and clean title. In a growth area, also ask whether builders are competing for the same ground. Checklist at land.benlovro.com/due-diligence.
Agents: will Ben look at an as-is listing in Lancaster County?
Yes. As-is, estate and tenant-occupied listings are exactly what I want from agents. Send the details and I’ll answer quickly. See deals.benlovro.com.
Can I wholesale houses in Lancaster SC?
South Carolina restricts marketing residential property you don’t own without a license. Read sc-wholesaling.benlovro.com and talk to a South Carolina real estate attorney before you market any contract.
